Frequently Asked Questions
A properly installed and maintained asphalt surface can often last 15 to 20 years or more, depending on traffic, drainage, base preparation, climate, and maintenance. Heavy commercial traffic can shorten service life, while a well-built residential driveway with timely crack repair and sealcoating may last longer. The biggest factors we look at are the condition of the base and how well water drains away from the pavement.
There is no single thickness that works for every project. A residential driveway may commonly use around 2 to 3 inches of compacted asphalt, while commercial parking lots or areas that support heavier vehicles may require a thicker pavement section or multiple lifts. The Asphalt Institute notes that lift thickness also depends on the aggregate size and compaction requirements, so we determine the appropriate section based on expected traffic, base conditions, and project specifications
New asphalt paving typically involves preparing a new area or removing failed pavement before installing a new asphalt section. Resurfacing, or an asphalt overlay, generally places a new layer over existing pavement that is still structurally sound.
For example, an overlay may be appropriate when you have widespread surface wear but a stable underlying base. If you are seeing deep structural cracking, significant settlement, or base failure, simply adding another layer may not solve the underlying problem. In those cases, partial or full replacement may be the better option.
For many residential and light-traffic projects, we generally recommend keeping vehicles off new asphalt for at least 24 to 48 hours, although the exact timing depends on temperature, weather, pavement thickness, and the type of traffic.
Heavy trucks or concentrated loads may require additional time. Asphalt also continues to harden after the area is reopened, so we may recommend avoiding sharp turns, kickstands, or prolonged heavy loads during the early curing period.
Asphalt is easiest to place and compact when temperatures provide enough working time before the mix cools. In the Antelope Valley, spring and fall often provide favorable conditions, although paving can also be performed during other seasons when weather and project conditions are suitable.
Rather than relying on a specific month, we look at air and surface temperatures, wind, asphalt lift thickness, haul distance, and the project size. The Asphalt Institute also notes that placement and compaction temperatures should be adjusted for actual project and weather conditions.
It depends on the project. A straightforward driveway replacement entirely within private property may have different requirements from work involving a driveway approach, public right-of-way, drainage system, street connection, or commercial development.
